I put $30,000 into building a 1 bedroom, 1 bath apartment with a full kitchen & laundry and have made the investment back in 1 year.

What is the best way to learn how to remodel kitchen and bathrooms? 

In addition to toilets, look at low flow shower heads and aerators on the kitchen sinks (the metal ones you screw on and can swivel). 

Rehab planned time was 6 months. 2 weeks before the project was due we were missing 24 windows, 11 doors, 3 gates, 3 kitchens, HVAC installation, electrical, paint and ... the contractor!

Both units have full kitchens and are rent ready.

Remodeled the kitchen and now I have to be out in seven days .

We own several fairly large apartment buildings in the Los Angeles County area and our water costs us an average of $60 per month per tenant.I am fairly sure the cost for water tripled in the past 10 or 15 years and we would probably be paying more than $120 per month if we had not installed water-saving toilets, water-saving shower heads, water=saving bathroom sink and kitchen faucets and we removed all the laws, shrubs and trees from every property we own and installed rocks and only 4 to 8 cactus plants on every property.

I was told there was a plumbing problem in the basement and a clean out had to be installed.When the last owner had it converted to storage, the took out the bathroom/kitchen plumbing and electrical.

Redoing the kitchen, bathrooms, upgrades (HVAC, roof, plumbing), landscaping etc.. 

My tenants say it's the washer/dryer and full kitchens.
