I am thinking of buying an income property before end of year, in part to take advantage of the generous Jobs Act depreciation allowance which I understand will expire 12/31/22.  

There are also a lot of buying opportunities due to all the homeowners who bought in at the peak and now can't make the numbers work. 

Since we are out of state, we need someone to observe the minor renovation progress.What would be the average daily rate for hiring a renovation project manager to check on the progress and ensure that contractors are doing their job properly?

I'm hoping I didnt make a mistake with these numbers but assuming proper assessment of the local market, jobs/population growth, property condition, rental demand, future appreciation etc., is this something that sounds within acceptable ranges or am I missing a piece of the puzzle here? 

This has caused our clients a lot of missed opportunities or having to grapple with putting 15% down on a duplex and 25% down on a 3-4units.This new program changes the game, now clients with income $92,000 can put 5% down up to a 4 unit. 

It could be an opportunity for you to buy a property for you to live in while having part or all of your mortgage paid by another unit.

The issue is that the carpet has buckled badly and needs to be re-stretched, a job which shouldn't take more than a few hours.

Their are more jobs involved in the construction of the plant than will be working there when it is operating.

@Mike Obrien,I have been dealing with a similar thing, and unless you can see a crack in the foundation, it may just be a very poor tile installation job.
