It's a healthy and diverse economy with projected growth, but its also a city surrounded by open build-able land, which means it doesn't have the same kind of condensed urban core, where scarcity of land drives rapid appreciation like in other major cities. 

The tenant may have mentally already written it off as a loss, especially if they are used to dealing with dishonest Landlords that keep the entire deposit just because the tenant failed to clean the over.

There are actually two buildings on the property - one where the tenant is that she has invested money into cleaning it up. 

It’s good to see another property cleaned up in the city. 

For Cleaning - There is an awesome app that some really good cleaners use to resource cabins.

Finally they sealed the cracks and my contractor later applied floor leveler to ready for flooring.With the foundation issue resolved, my contractor removed all the fire damaged wood, cleaned up all the soot and began a general rehab of all remaining issues.

I am researching the market and will start diving deep into cleaning arrangements, repair folks, what types of properties bring the biggest return (size, more private vs more crowded cabins, closer to or further from town, hot tubs, views, etc...)

Mostly "be out by next weekend and leave it clean,  I'll give you some of your deposit back".  

The services include house manuals, key/code exchange, handling repairs and incidents during and after the stay, cleaning, counting inventory, and updating photos/information on the listing website. 

It's also risky since you can't see inside the properties ahead of time, and you are not guaranteed a clean title.
