On the last one i did IRS asked for a copy of purchase con. escrow inst. and all the information on the deal, it is assigned to an agent they review and if aproved will give a one page letter were they will not release the lien until they get the final HUD 1 from title and verify that no funds are going to seller and the day after recording they release lien combinig with title officer.

i always have a problem at the opposite end of the spectrum. all the homes i have purchased have come $300-$800 above the purchase agreement.the biggest crock is the appraisers having a copy of the PA. dont even get me started on that.they dont want to kill a deal and they appraise the house i am about to buy JUST above the PA. whatever. i still get a great long term deal

As for the particular area you want considered, as for a copy of the lender's BPO and bring it to your own broker to see if he can explain why that market area is being excluded.
