Another important consideration is that you can go into contract on your new property at any time. 

We'd live there for 1 to 2 years while saving on not paying rent and building equity.After that, my first milestone would be $10k in cash flow per month within 5 years.

When I find a park I literally have to make a formal financial presentation to her showing all my research, park's financial history, cash flows and anticipated proforma (and that had better be accurate and conservative or everyone in the room catches hell- including the dogs). 

Two important considerations are if it's a cash deal and if your intent is to rent or resell.

Any market that you find a property that has positive cash flow or you can flip or do a BRRR is good.

@Jason WrayI don't think anything at a solid price point like that is "cash flowing right out of the gate," unless you are assuming an all-cash purchase and excluding debt service.  

I'm focusing almost exclusively on cash flow so I'm looking into multi-fam and house hacking, but hope to eventually get into apartment syndication in the long term.

I would think a PMS is needful for the whole company to flow smoothly together, as well as a team with a head operations manager.

Stop working, and the cash stops flowing.
