Does anyone run their own website and collect rent payments and maintenance requests on there?

I'm primarily looking to get the startup cash in place to set up all of the back end, do marketing (FB, signage, websites, etc.), and have cash for earnest money to tie up wholesale deals.

Do you feel comfortable taking attractive photos of your house, posting everywhere (Zillow, hotpads, craigslist, Facebook, local community websites), fielding calls including scammers and people who will never qualify, and talking up how awesome your house is?

I'll start with a few, in the Pa market where we are currently flipping, we use, the MLS, auction websites, and a wholesaler.In NY where we sell real estate we use direct mail, other realtors, and networking.

I caught this deal off market right before they finished the flip. 

Out of high school my goal was to become an architect and interior designer/decorator, but when I finished my associates degree, the solar industry fell into my lap and I ended up becoming a Project Manager for a solar installation company over the next 7 years.

I recently seen a single family two bedroom house for sell he brought it for maybe 90k and I wanna obtain the property for my first rental but also he didn't really finish the inside up so it's still kinda gutted.
