For you experienced investors out there, what should really be the focus for a newbie looking their first deal, keeping in mind that syndication and raising money will be necessary for me?

@Chris SeveneyWhen demand is high and supply low........Sometimes, the best deal is the one you pass on.That being said, utilizing creativity, which depends on many aspects, such as knowledge, experience, ability, etc., can lead to returns far above the risk related thresh hold.Since we are unable to find a satisfactory number of commercial notes we can buy at a large discount and restructure, we have done some creative type investments.

What barriers have you experienced when investing abroad and how would you recommend navigating these obstacles? 

Has anyone experienced Self Directed lenders not providing financing on properties built before the 1940’s and not financing properties less then $75k?

@Phyllis Davenport OK I just noticed you are a newbie; let me add that it is risky and even experienced operators can lose their shirts!

There was a recent post here about a guy complaining about how much his property manager charges to send a letter, $45, 20-some posters chimed in that it was crazy and a rip-off, and then finally one of the most experienced property managers here explained that the price charged really involved personally sending certified mail from the post office, actually scheduling a trip involving the inevitable waiting period for getting it done, tracking the return receipt, logging all the information for use later in court if necessary.

I am curious what type of things have all of you both experienced and new investors done to get time with somebody you want to learn from? 

You just lost $1700 because you didn't want to buy someone more experienced than yourself a beer and pick their brain...Anyone want a free beer from me?

I Need advise/opinion from the experienced people on my next move.
