This seems like a pretty easy answer to me, but the advice I received was pretty adamant I live in my 1st rental property even if it is a single family home.  

-For the value of the building, either check the tax records (some municipalities make it easy to access via an open website) for purchase prices, or use a website like zillow or realtor.com to see the sale prices of the surrounding buildings. 

Adding a dishwasher can increase the rent, if it's easy to do.Be sure to spy on your competition. 

Don't books tell you if it's a deal the 💰 should be easy to get. 

Everything else was pretty easy; there isn't a ton of information out there on the exact things that should be on a contract to protect yourself and the seller, so it was definitely the trickiest thing to learn right. 

You may market that way too.This is up my alley, so wish I could say, "I'll take it" and make your life easy, but I'm not your guy on this one.

I want to improve my cash flow, I live in a rental spending 1,500/mo on rent, I'd like to get my spend to less than 1K, I'm single, no kids so it's easy for me to move and I can get by with something small, but don't want Condos/HOA   I would also like to eventually house hack with a four plex, living in one of the units.   

The easy part is installing new meters and new panels.

I'm looking for something easy to use/read on mobile, well designed & investor friendly.
