Actively learning my markets, I found a broker who understands that I will not be showing houses or selling to retail customers, that all my deals will be my deals and he is offering a 80/20 split on commissions which I'm good with to have access to his lender network and building relationships with the other realtors who I'll gladly give the commission to if they find me deals.

If they had lived in the houses they would not qualify for 1031s they would fall under sec 121 like their first sale, live in it 2 out of 5 and the first 500K in gain would be tax free.I've got several contractor friends whose business model for years has been to build two customs at a time.

Microsoft Word will send it back to QuickBooks and from there you can select which customers you want to send this document to and QuickBooks will auotmatically insert the customers names, address, amount etc., based on the template you designed.
