A Real Estate attorney can facilitate transactions, but they probably won't help you with all the nitty gritty - either way you're going to pay for their time.I'm not trying to be a turd, so please don't take this as offensive - but you're probably missing a lot, and it sounds like you don't know what you don't know - and that's a really bad position to be in, especially in Real Estate.This is an expensive industry to be in and transactions always carry substantial liability. 

No criminal backgrounds and no evictions.

Evictions are generally civil matters, not criminal matters involving the police.Get the deadbeat out as fast as possible. 

But I'm just an ol' grouch anyway, so don't take offense :)   My goal is quality over quantity.  

Also as part of the credit check do you typically do criminal background checks as well? 

I would file criminal charges against the manager with the District Court Commissioner.

You are an elusive bunch, no offense intended : )I have been doing most of the research on my own, pulling data from citydata, zillow and the like.

I will say-- with this tenant, I'd document like crazy, times/dates/ pictures/ actions, expenses, be on the offensive  and be ready, just in case.    

Has a criminal history loaded with unpaid fines for petit theft and then I guess moved up along the way.
