Hello,With regard to title searches, what actions are necessary prior to buying a house at sheriff's sale? 

I particularly like the fact that the posted max APR is only 7.14% compared with a max of 18% with local banks.

I find this metric more useful than comparing monthly payments to income because it makes you more aware of the total purchase price of the home.What are everyone’s thoughts?

Prior to moving into my unit, I did a small $10k remodel (floors, kitchen, paint) and plan to do the same to the other unit at some point to get top dollar for rent on each side when I decide to move out.I am interested in what people would suggest my next move would be.

If the walls need paint and the carpet needs replacing I would definitely do that prior to selling.

How do this building's rents compare to the market?

Did you have it inspected prior to purchase?  

@Andrei Bortnov the property values in the north do better with the cash flow calculations compared to other areas but I realize that the risk is a lot higher too.
