I’ve also used Home Warranty services (could write a book actually) as a hedge for C class properties I managed in the past so I empathize with the intent. 

After that,  I got super specific on a property type.

Make sure your lease stipulates its a "shared property" and list all the rules to make sure they toe the line, garbage, one vehicle(where parked), noise, no personal items in yard, everything you can think of or choose/whatever.

Without doubt int his market a property can sell itself, so can my car, or a can of soda, if it's an awesome enough deal right, so nothing special there.
