Also acquisition costs like house hunting generally cannot be written off if you are not already in the rental business.

That said, I will seek higher margins for properties that are more expensive within that market, as risk increases as you move to properties fewer buyers in that market can afford.

Assuming you aren't a cash buyer, six months is the standard wait.

I know some people are searching for buyers first by looking for landlords that is offering some rentals.
