Studied abroad in Italy and LOVED the beautiful environment, great food (you haven't had Italian food until you eat it over there), and hospitable people.

And while it might look like a pig to you (because you're probably right, the place is probably run down and needs a rehab) to him, it's still the beautiful property that has brought him a solid stream of cash flow for many years.

It adds more value in the long run when you go to sell it when you can say "legal accessory apartment."
