also, some agents leave expired deals on loopnet to get leads, not a bad thing but can make sorting through deals little harder.

That is not a bad thing, but you will need to work harder to find something with a little meat on the bone.Another option is to work through a reputable wholesaler and find something "lightly distressed"....more of a cosmetic rehab.

@Michael Plaks, as toFLP's & FLLC's - we only recommend them for clients with either $1M+ net worth or in situations where a trustee is needed because the beneficiaries might do Bad Things with the money.

Account Closed I'm not sure of the prices in your market, but might not be a bad idea to keep renting it but take out a HELOC on it and do the BRRRR strategy to pick up some more rentals.
