Going over 3 years is significant - easier to say this is a disguised sale.

If it's a 'clean split' meaning if that split goes to both units entirely - and that split is accessible that's a WAY easier deal than if you for instance have one trunk line that goes through the whole place and say, Ts off 7 times to get to all of your appliances - with alternate Unit 1, Unit 2 along the way.

It's a lot of work going through everything the first time and trying to figure out what's what, but after your first deal it is much easier.

@Bobert M.It appears that you have approached "jack of all trade" accountants in the past.

It's easy to mess that up by not digging deep enough, putting in proper rock and possibly tying to a drain tile (easier said than done), oh and sealing the new hole in foundation properly. 

It's just more hassle and the potential for the appearance of favoritism.  

If you do decide to rent to them, which again I would not recommend, give them a month to month lease so that it will be easier to get rid of them if things go bad.
