If it's a 'clean split' meaning if that split goes to both units entirely - and that split is accessible that's a WAY easier deal than if you for instance have one trunk line that goes through the whole place and say, Ts off 7 times to get to all of your appliances - with alternate Unit 1, Unit 2 along the way.

It's easy to mess that up by not digging deep enough, putting in proper rock and possibly tying to a drain tile (easier said than done), oh and sealing the new hole in foundation properly.

If you do decide to rent to them, which again I would not recommend, give them a month to month lease so that it will be easier to get rid of them if things go bad.
