Lumping everything into a "real estate" bucket and calling it risky on the outer part of the circle and completely tying it to the pricing of financing on the inner part of the circle is overly-simplistic.

Cash IS NOT hard money or private money tied to a host of conditions to get the money.It is still a loan just from unconventional sources.Buyers need to understand they will have to validate themselves as talk is cheap to get access and a shot at buying the properties showing bank statements etc.If I talk to a buyer and there is a long pause when I ask a question or they start getting defensive I know they are hiding something.

I don't think the Fed has to do anything for the rates to rise...but I could be wrong ;-) The bond markets and virtually any other fixed income market supposedly value debt based on:Risk-free rate + risk premium = Rate chargedInflation expectations supposedly get priced into the risk premium regardless of whether or not the Fed jacks around with the discount rate.Interest rates for real estate are tied to MBS and CMBS pricing to a large extent given that Fannie and Freddie buy most of the mortgages in the secondary market.

The problem that I have with this option is that it ties-up too much of my working capital to fund my buy/rehab/flip operations.I seem to have the property owner’s ear right now (he’s open to just about any idea or deal structure).
