im still buying but Im using a little heavier down payments in order to keep loan payments down a bit, and being SUPER cautious  one of the reasons I think its going so strong is the pot laws.

Corey R. mgmt fee seems a smidge low because of turnover costs but repair and capex are super conservative (IMO) so you should be more than okay.
