Sounds like you've got some opinions about it.Personally I've held several trust deeds (more than 50) and if I were to compare the percentage of trust deeds that performed at the expected rate with percentage of rentals or flips that performed at the expected rate, trust deeds wins hands down.

Of course you couldn't get as much rent - but with them being a relatively high percentage of rent you may do better net if the tenant is paying the utilities directly.Others mentioned your management fee looks low.

Also I did not know what percentage to put in the typical cap rate for this area, any help with that would be appreciated.I believe once remodeled this complex could demand about 15% rent increase.Thanks for taking the time and for any advice you can give!

The claim is that the percentage not able to get financing has increased, in part due to DF.This is almost certainly true.

That's 2200 a month in gross in come.Using a reasonable operating expense percentage of 50 percent. 1100 of that 2200 will go expenses(capex,taxes,insurance,repairs,vacancy,PM)  That leaves a net cash flow of 55 dollars a month.
