And even though I know many people that have done dozens and dozens of deals over 15+ years, and never had a title issue, to me it is worth far more than it costs.

Any recommendations on trustworthy people?  

You are not a guarantor of weather, peoples' health and welfare, or unthinkable tragedies, just like the guest isn't responsible for the duties and obligations of owning a rental.

A lot of people have problems seeing how the space would look with furniture or even what some rooms are. 

Finally, this can be time consuming but if you plan to keep working in this market with these types of properties, it may be worth it to reach out to people who have shown interest but didn’t follow through.

So, ideally a 30yr track record with no investor losses across hundreds of deals is preferred, but in reality, for many people reading this, you will either get experience and long track record, OR impeccable, no investor loss track record.  

Some of the software require a minimum of 200 doors, etc.I work with a lot of people in the property management industry, especially startups, and the best advice I can offer is to go try the software that offer free trials. 

If I'm trying to determine how much to rent an LTR for I'll also use Zillow to see what others are asking for similar homes and how many people have reached out & applied.If I'm trying to determine how much to rent an STR for I'll use the enemy method, AirDNA, and estimates from property management companies.

In my experience as a Local Real Estate Investor, this is the #1 reason why a lot of people move to Katy, Texas.

People here are going to want that information.
