When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or refund the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account designated explicitly for future investments.

What I can tell you is that I specifically got these locks because they appeared to have the most third-party app integrations, so I wouldn't be limiting my PMS options if I did move that direction in the future.For now though, I manually update the lock codes for each guest ahead of their arrival, which takes about 90 seconds in total - super quick and easy.

I would use an FHA loan with 3.5% down and I would move refinance and move out (to rent the entire house) when I am ready to look for another investment property.
