If the house was in rough shape when you bought it, decluttering, paint, fresh carpet, fresh floors, new appliances, refaced or replaced cabinets and counter tops, updates to the bathroom go a long way.Best way to figure out how much to put into a house is based on what other updated homes look like in the area.

Are you going to try to transition any existing tenants into newly rehabbed units as they come ready at higher rents so you can rehab other units or do you just plan to rehab as tenants move out while putting new tenants into freshly rehabbed units?

if you have for example garden bushes that can hide that ugly leafy stuff coming from the trees, I will recommend NOT to install gutters on your roof, if the soil is heavily sand.
