Every time I look at my Mint account I am amazed at what real estate has done for me! 

Not looking for any one to do anything for me just would like to talk with someone who has been successful using this technique.

Just keep doing what you are doing, which is your own DD even when you have professionals involved because, speaking for me personally, I can always learn so hire someone willing to look and review what your DD has revealed as well. 

Good contractors can be hard to find.Here is my advice.I have had great luck finding them at our local real estate investor meet up group.I agree building supply centres can also be a good source.In my experience it is easier to find people to do a big job, rather than small ones.What I have done is formed relationships, where I give them a good big contract and in return they do the small stuff for me.I also have a couple of handyman type people on my team.They are usually doing repairs on the side, often for cash under the table.I only trust the small guys with minor stuff, maybe laying a floor, or replacing a toilet.The key is to build a solid team, do not nickel and dime them, pay them as soon as the work is done.Build a win win situation.

So in essence I can have them do a little more research for me, I really appreciate you guys taking time out to help!!!

I'd like to connect more with you and possibly learn form each other on how we can proceed on learning the buy and hold strategy.  

Team members can help you get things done for you  and form submittal of new equity form some type of corporation or a LLC.  

I want to know if there is a course or specific book anyone would recommend for me to take or read.

I've found an unlisted property that transferred for 23k all cash 5 years ago and is now an abandoned duplex w/ a zestimate of around 105k based on B/B count and sq ft, lot size etc...local etc... no current mtg. listed so I'm scoping it pretty hard as my first wholesale offer...trying to find a realtor that can pull comps for me but since they don't really have any skin in the game nor would they I'm not getting much enthusiasm from so-called Realtor friends that I've had...
