From a contractors view, if your not going to do the work yourself the less colors you choose should save you money.

I’m a new investor in Tucson, AZ wanting to get into the flipping business to raise capital with the long term goal of investing into multi-family.Does anyone have any experience or recommendations in how to properly incentivize contractors to stay on schedule and meet cost targets?

I spent most of my life as a general contractor, and often work with investors without much construction knowledge so I can help them figure things out during the discovery process.

I spent many a month trying to figure out new ways to enjoy ramen and oat meal because that was all I could afford.

Was this a situation where the investor financially backed the project and you ran it, I.e. you scheduled the work, found the contractors, sold the house for him etc?

I enjoy civil engineering, but after my first internship I know I don't want a 9-5.

IF YOUR CONTRACTOR OR A SUBCONTRACTOR FAILS TO PAY SUBCONTRACTORS, SUB-SUBCONTRACTORS, OR MATERIAL SUPPLIERS, THOSE PEOPLE WHO ARE OWED MONEY MAY LOOK TO YOUR PROPERTY FOR PAYMENT, EVEN IF YOU HAVE ALREADY PAID YOUR CONTRACTOR IN FULL.

I would search out a contractor to partner with and/or experienced investors in your area. 

I have a flip closing this week in Chattanooga TN and am having trouble locking down a good contractor to do run the project.

I have also built relationships with several contractors in the area as well so flipping is another are of interest.
