I know some investors who are interested in larger multifamily and encourage me to go find the deals, which makes me really eager to try to get after it.  

@Tj Collins, The differences between states is limited to reporting of the sales at this time. 

There is a book in the library called "Low (and no) Money Down" that discusses the various methods of financing purchases.

I enjoy finding creative ways to monetize normally overlooked spaces at my rental properties. 

The water test results came back good so at this point in time we didn't do the repair.We were nervous in talking with tenants about this issue and thought it might detour people from wanting to rent the property. 

What I have gathered through 3rd parties is that if a basement does not have access to the outside then the windows in the bedroom are considered to be the 2nd means of egress.

Not sure why that happen, however the best way to screen a potential tenant is to see how they have performed in the past.
