Repairs/Updates that need to be made: Popcorn ceilings in the bathroom that most likely contain asbethos, new appliances, Some additional dry wall.

It is newly renovated, new kitchen with marble tops and appliances and flooring and fresh paint.

We have tried over the past month to adapt and make adjustments but even the adjustments are not working, especially with the kitchen and appliances.

This home was large, but a basic builder grade home, no special amenities besides fireplace, small bedrooms, small kitchen, basic appliances, cabinets and countertops, basic bathrooms, cheap carpet and vinyl flooring, etc. w/ sale price of 129k.He then made net adjustments of -2%, +23.5%, and + 21.1% to match amenities.After receiving the appraisal, I emailed him addressing my concerns that two of the comps were too far off compared to my home.  

Paint, floors, fixtures, appliances etc.These are all 3 separate small houses. 

They also left behind like new appliances (microwave, washer/dryer, stove, refrigerator), and had every outlet sticky noted with labels on what purpose it served.

In this part of the world you should be able to update that size unit for around 5k or less /- appliances. 

For example, upgrading all lightbulbs to LEDs, appliances to Energy Star rated, as well as air sealing & insulation. - Have folks out there found that there is increased consumer awareness around efficiency? 

Now....were I to hold onto it for 10 - 20 years, even if I sold then, I am likely looking at exterior paint again, perhaps new privacy fence and even roof and condenser, appliances etc.
