What technology/apps/systems have you used to decrease the amount of time spent on managing a similar properties?

Looking to update our systems, looking for suggestions on CRM programs.

How many of you actively pay for preventative maintenance for the HVAC system and or other appliances (washer/dryer/etc)?

The previous owner was a master electrician and had upgraded all electrical systems and the property over the years-the clearly had a pride of ownership.

Work with people local if possible that you can talk things over with in person, it'll help you learn their systems and help you upgrade yours.

The process is also radically different, one requires mapping tied to GPS coordinate systems the other allows for a simple deed described subdivision. 

Ask an appraiser what value they give to these systems. 

In theory, this becomes an asset as inflation destroys the value of the loan, but in reality you have to balance your leverage with your ability to withstand shocks to the system like recessions, local real estate downturns, eviction moratoriums, etc.
