I have good credit, startup capital, been studying real estate for years, it's now time to pull the trigger.

I am confident that I could make it work and that it would be a good first time investment, but I want to make sure that I am as prepared as I can be before "pulling the trigger".For you, have you ever invested in a multifamily or single home that you rented out to college students?

Which covers the "trigger items" in ads that require full disclosure?

I have found a few contracts on here but am not sure about how to go about this.My wife and I are in Fort Worth, have done a ton of reading and research, have found 2 properties we want to put under contract and are ready to pull the trigger but we want to make sure we get this last step right.Can we use a standard 1 to 4 and assign it then use an assignment contract from BP forums or should we be doing something different?

So I'm wondering who here has any direct experience or knowledge of triggering the due on sale clause in a loan from transferring to an LLC?

Water issue is dried and just to wood floors in certain spots.I got an amazing price on this unit and it is an awesome area so knew I would need to spend some money as the carpets need replacing also but everything else is great.They check the wood floor and it is glued down to subfloor.
