I am 22 years young and am developing a strong passion for real estate investing.

That was a very strong motivation for me.

I wish I had found someone like me (the me with my current knowledge) to guide me along but I either didn't think to do so, didn't know anyone, or was too strong willed (read prideful) to ask for guidance.

I also strongly suggest attending local REI meetings to see what successful investors are doing in your area.

Again, reach out to mortgage brokers and explain your situation clearly, and whatever you do, I'd strongly advise you refrain from using any language that even hints at breaking the rules or finding loopholes or "work-arounds."

In this case however, you're fortunate to have family in a very strong market.
