It's a 29 unit park and has a lot of deferred maintenance repair ahead. 

The road ahead is long but I'm glad that others have come before and mapped out the course.

Though we are excited to begin paying mortgage and not rent, we are looking ahead to the goal of financial independence.

In my opinion, the offer to pay all monthly rent in full upon signing a lease is a RED FLAG warning to the landlord of trouble ahead.

They may look for straight pay off--stranger things have happened. 

IE, some % of people had planned to wait to save up 10% or 15% down, but they jumped on it with 5% or 15% down to get ahead of mortgage rates hitting 5% (which, in hindsight, we know didn't happen, but that wasn't at all necessarily obvious "in the trenches" in 2018).What will happen if we turn on CNN tomorrow, and the headline is that mortgage rates are 3.5%?

That's awesome, they say if you can skip residential investments and go straight to commercial property to do it.

Would anyone have a contractor they would recommend to use here in Atlanta GA, it’s our first project and would like to have someone who knows what they’re doing and is straight forward and Honest.

If I had wholesaled the property the "traditional" way for $420,000, the profit would have been about $50,000 so I still came out ahead by jumping through hoops to sell the property at the bid up price.Lots learned during this process - while "double closing" the property was quite unconventional for typical wholesaling, in this case it was worth it because the numbers worked, even after tons of selling costs.
