Social media marketing can help you in the same way... just a bit more virtually.Getting licensed in RE (or at least 1 of your friends) can help out but that has more to do with Sales and being that you're all in college, you're probably not looking to go down that route.

You know this tenant is going to have guaranteed income (and a lot of it), and I would argue that the vast majority are responsible and less likely to trash the place, as they are in a new area without the social connections to be throwing large parties at "their own" place.
