It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

You can't charge for your time, but you can charge for any fees or expenses you incurred.

What about the HOA fees in the Gulf Shores area, IS there a good number to use ??  

FHA is 3.5% down but anything over a 2 unit requires a cash flow test, with rates where they are I hardly ever see anything in Chicago that would work. 

I am trying to see if I can use a separate business bank account for each security deposit and avoid all the paperwork with W-9s.No need to suggest move-in fees - I am only interested in doing security deposits at the moment and am very familiar with Chicago RTLO.

Not sure when rates are going to drop, so refinace may be farther in the future.It comes down to what your goals are.
