If I can't raise more private money, I'll be going with HML at 12/3 (like David mentioned)...but I'll be using the HML for the big projects where my hold times will be longer, just to reduce the impact of the points.

They require flooring, outside a/c, water heater, & impact fees.

Just don't want to make any bad decisions that negatively impact the long term value of the property either.   

I personally believe the "lock in effect" for your property taxes is more impactful and beneficial to you than mortgage rates long term.

Even if they are still slow on both ends of the transaction it shouldn’t really impact your ability to get the offer accepted. 

So, make the lemonade from the lemons (sounds like there's lots of potential for great-tasting lemonade), and know that this doesn't impact the overall investment.

A fixed 30-year mortgage freezes your housing costs and works as a buffer from inflation which is impacting the rental market.Owning property is almost always a good investment.
