Having them represent you on the transaction now provides them with the opportunity to pick up the other half of the commission that normally would have went to an outside buyer's agent, and may be enough of an incentive to them to prioritize your needs over the seller's and lean harder on them for the sale.

In this market, we need hundreds of opportunities flowing through the deal funnel to close on only a few.Mike the presentations I have been making the last year at REIA events or J martins events is titled:  THE PIVOT  in my world that means more cash or all cash purchases  limit debt this way if we do have a dramatic slow down we can easily ride through.. we give up some leverage return of course but we are still making very nice profits with max safety.. instead of a few years ago when I would do max debt and SUPER high % returns..

If the zoning allows for the number of units,   I'm guessing they will have an answer such as 'The unit will need to be permitted and brought up to code as necessary'  which for an established unit will probably mean they look at things like presence of smoke/CO detection devices,  window egress requirements,  and other basic safety and habitabilty requirements.
