I have an 8unit building under contract and am thinking of selling a 4unit of mine and do a 1031 exchange.

Thanks for the replies everyone...hindsight can be a b****I am thinking maybe it is something that can be negotiated once the lease is up...either an increase in rent to help with the water bill payments or same rent in exchange for washer/dryer hookups to be removed.

Depending on the circumstances I would consider doing a 1031 exchange to get a multi unit property for extra cashflow.

Exchanges seem to have frequent Withdrawal or Deposit delays. 

My thought would be that I would bring a relatively small cash contribution but give most of the overall appreciation to the flipper, in exchange for the experience/knowledge that I would be earning and the promise to be the guaranteed first offer with predetermined price range when going to refi (maybe even with private hard money on family-member-terms).
