I hear a few people say "Data is King" but I'm seeing little action or results by way of truly utilizing Big Data. 

@Malcolm Mcdowell You need to clarify, are you looking at REO’s, or the actual foreclosure action auction......auction.com handles both, but most are the REO type.

You need to determine why his FICO is so low and ask yourself if the root of that issue makes him a good partner.If so, I would work on improving your buying position before making the purchase.

With the information you’ve given, I’m generalizing, but it’s usually a better position to be in to retain more of your own cash on hand.

I was able to position myself so I can focus on this full time and not need to have a day job, at least for a while, as well as have some funds to work with for rehabs or flips.

At least roads, utilities, and the amenities got put in.I also think of Lake Whitney south of DFW which is more or less in the same position. 

I just want to get any feedback about them positive or negative. 

I feel confident I know what a good deal is now, but have to admit I’m in no position to fund any portion of it.
