. - I would suggest sticking to the basics as there is a ton of money in any of them - Flip/Wholesale/Landlord - Take one of those and get really good at finding deals that fit one of those methods.

I am trying to file a Form 3115 to change accounting method on a rental house I sold in 2015 (I only took half the depreciation I was entitled to, and I would now like to claim the rest as a Section 481A adjustment on my Schedule E).

There isn't a plumbing problem now, but if something happens it could be nasty--but you can say that about any plumbing problem, I suppose.

No, mostly safety-exposed electrical, trip hazards, properly functioning electrical/plumbing, etc. and wood rot, peeling paint(sometimes) functioning kitchen appliances (only if they are present-not required), etc.
