Good morning,There is a home I’m interested in for a single property investment: Ask 160k, prob rent 1300/month , Elderly owner prob owns free and clear I’m not dead set on this home but I like the property and the location!  

Whatever works for you.I am also OOS, most PMs that I have found don't want owners mingling with the handling of your property. 

The other thing to consider is the original owner has died, leaving the estate to his sister and nephew to sell.

What I have found out since posting is that owners are unrealistic on what they can get out of the property and are not willing to drop down that much. 

I know that fannie mae recently changed its guidelines about multi-family property loans, and now allows a 5% down payment for 2-4 unit homes as long as the owner will occupy one unit.

It is FSBO, owner is old school and simply looking to get rid of the headaches associated with being a landlord and fund his retirement.

Owners are open to seller finance a small portion ($300k) of the equity.

I sold a few land parcels in my area last year and ever since then I get a few calls a week from people impersonating the real owners of a property, trying to get me to list it for them.

For various reasons, we are partnering with the previous owner again and adding him as a partial-owner of the LLC and therefore the property.
