To answer your question though, check with 1031 agent and see if you can roll the money to couple of Austin properties.Being an out of state investor as well (I’m from Los Angeles), I found Austin was very similar to LA or OC.

One is buying a place in Los angeles for about 700k (2/3) with 10 percent down that has a detached two car garage in the back and putting in about 120k in for adu to rent it out and get a one percent or so deal. 85k plus 120k means I would be all in for about 205k .

I drove from Los Angeles to Boise with one employee, painted the house in two days and even if I paid myself and my employee $40 per hours the cost was 16 x $40 = $640 plus $400 for paint and essentials = $1040.

Of course, I'm in Los Angeles / CA where the rules change so fast that you have to make sure certain wording is in your lease or you get screwed.For rent increases, I just contact the tenant and tell them that their current lease expires on this date and if they want to renew, the new rent will be X and to let me know before a certain date.
