so why take your time.the slower you run your roller the less paint will fly over you and the floorso dont move too quicklyif you move your brush too quickly you will get bare spots so move slowly and evenly or at least just fast enough so the coverage is even and paint doesent start flying all over the place.keep a paint station this is where you will do all your pouring mixing keep your applicator and brushes it should be centrally located to your work area i used a large cardboard box opened up and laid flat. this is a great way to stay focused and avoid accidents like kicking over your paint cleaning up your toolsthis part can be very relaxing sit on the edge of your bathtubstart with your brush run the water and pretend your painting the the bottom of the tub under water keep checking the brush until the water runs clearnext take the roller and roll the tub while the water is running all your paint should come out the roller do this step leisurely way like a good lazy land lord next wash your tray for this step use your rag and while the water is runnning just wash it will take a couple of minutes to get clean take your time be slow and deliberate finally wash your rag and you are all done.that is it stay tuned for lazy landlords guideto floor repair

Thanks for the replies guys,I actually messed up the numbers a bit, revenue will be 37 200$ so resale value puts me at roughly 521 000$To be honest, I didn't really have a goal when I bought it 4 years back, my parents were divorcing and it was offered to me with a 100 000$ rebate, so I just jumped on it and told myself id figure something out.221 000$ dollars of equity later and 1 year working in the middle east ( the 150 000$ coming in this year) put me in the financial position that I am in now, except that now I don't wanna stay passive anymore since this cash could work for me much more efficiently than it currently does.Appreciation will keep being good for a while: 2 university campuses just opened 3 minutes from my places, 2 subway stations, 1 light rail line, access to major highways 1 minute away, and a whole new downtown area is also being built ( I live in a city of 350 000 people next to a major city of about 2 million)My real concern is leaving 321 000$ sitting in a building and not working for me.
