*Whew* It was a long and hard struggle, especially passing inspections, but I've made it through the mud.

It's also crucial to surround yourself with the right people.Your budget should be enough for the down payment, inspections, closing costs, reserves, rehab (even if it’s going to be years in the future), enough to cover costs when you don't have a tenant (potentially for MONTHS), etc.

The home must be inspected before going online and operating.

But after inspection, I realize this building needs a lot more budget to maximize the rents.

For your own safety, you want to find a good investor-friendly agent and buy on-market, do full inspections, and feel fully confident on your first deal, even if it takes a while to win.

@Koob Moua have you passed all the contingency periods and the inspection period?

I have a contract on a property just outside of Bardstown and need an inspection. 

I know we have to have an inspection for it if you do that.  

Did someone scope the whole length and throughly inspected it?
