I suggest you first get with your bank and establish a good banking relationship, get qualified for loans and know what your loan requirements will be before hunting for properties.

I have borrowers that put 50% down and pay all their rehab costs, it helps them control costs...they love it and I love it.You definitely need a lenders title policy, and, imo, an appraisal.There really is a lot to this.

Jay it takes a lot to moderate what is already here.The last thing I think Josh wants ( I can't speak for him ) is to encourage debates on controversial topics that quickly get out of control.There is already an off topic section but I do not know if everyone can post there.A lot of trolls, link droppers, etc. constantly barrage the site.
