Landlord tenant law has its own version of ambulance chasers that would love nothing more than to make a few bucks off of a landlord that tried to read further into a tenants life than just criminal history, verifiable income, credit score, and rental history.Logically, we would all like to be able to make decisions based on personality differences, family size, possible income drops, or whatever gut feeling we have.

But right now, it feels like I am solely holding these properties just to pay their maintenance company. 

But in the mean time MTR still feels “safe” for this newbie.

It's a great way to become more knowledgeable on your local investors and create your team while you're getting started.

You guys are a wealth of knowledge  Do not overthink it.

So I have some knowledge about what you are contemplating... but even with 37 doors,  I wouldn't even start to think about 1,000 units or something crazy like that without significant external resources and partners, and even then you are probably talking about a syndication deal with lots of investors.
