If I am not mistaken, if your name is on a loan as a borrower,whether individually or jointly that counts as a loan against each party.You might consider one borrower per property and then transfer into the entity of choice.

Hi Seth,I have not seen a contract like you describe, but most rental contracts contain a "joint and several liability" section that would make all tenants liable for rent, damages, etc. in case one or more moved or could not pay.

It just means that your Dad is then on the hook too, and would become a Joint Venture Partner.I don't foresee any IRS problems, unless you were thinking of PRETENDING to the bank that you had mysteriously come across your needed deposit for your next project as a cash windfall, without telling them that you had an OBLIGATION to pay it back!

If she is a (financially) low-risk personality, she might feel uncomfortable with the thought that your deals might affect your joint financial future (and the lifestyle to which she is accustomed) because of the risk.Here's an idea: you mentioned that a wedding might be 2 years or so away.
