The crime rate seems a touch on the high side, but there is a ton of investing going on.

The whole thing wreaks to high hell in my opinion.

I would highly recommend bringing in an advisor or broker with specific experience and knowledge in this asset class.I have seen many of these parks trade hands on a handshake and a dream, however, you could be taking a huge gamble if you don't get microscopic on the front end.

This is because I recommend at least 20% down and the homes tend to cost $500k-$650k for the lower-end budget. 

I am in a group of 1,000 accredited investors and when I share my offering it goes over like a lead balloon because the majority of them want high risk high return. 

Having this mindset this early will pay off very well in the end!

So, the family member is pocketing cash and guaranteeing a stable cost of living for themselves basically locking in their future at a time when values are high.

It's a highly nuanced industry that isn't very regulated so you will need to know what you can and cannot do legally and then create some personalized guidelines around what you want to fund and what you want your returns to look like.
