So yeah, local politicians here are looking like king size idiots.The actual neighborhoods SF is famous for are doing quite well with active daily street life (working from home helps) such as pac heights, mission, north beach, Hayes valley, Russian hill, inner sunset, noe valley, nob hill, etc. etc.

Welcome to bigger pockets- I was also looking to southern NJ - particularly Penn's Landing, the prices seemed right, I got in touched with the zoning and building departments - code official made me aware that the property was in a  flood zone, this is important, after Sandy, all low laying properties are subject to a  new FEMA flood designation, most times this requires raising the floor level, as in my case (I can't  remember to what height).

We're looking at quality engineered Oak mainly since solid wood would likely be an issue due to the height difference between the existing tile and a solid hardwood.We considered some of the wood look tile, but prefer the warm look and feel of wood.The engineered wood seems pricey as it's right up there, if not more expensive, than solid Oak.As this will be a significant expense, we want to make sure we make the best decision.Installation will be glue down, on ground floor, over concrete.

Much of the housing stock in union city and jc heights is very dated.
