I say that without knowing most of them in any depth.

ie, Our past projects, Project X, came in at $X million, Project Y, came in at $Y million, Project Z cam in at $XYZ million. etc...The GP side must have some depth of experience even if you are new at it (???)

And a good CPA still may not be the best resource for in depth questions specifically about 1031 exchanges.1031 is a very tiny bit of the tax code with such a specific application that only those who live in it full time are truly versed in it's ways.  

I think that it is a huge bonus to have your license for reasons listed in the link referenced above (MLS access, potential extra income from sales, in depth knowledge on the entire acquisition process, etc).

BofA was, by far, the most egregious in terms of covering up the depth of the problem.  

This will definitely force me to consider this scenario in further depth.

Plus, you'll likely be taking a test in your state as well, just not as in-depth of one.  

I bought it for a flip and now realize the fridge is too big for the kitchen (bought a counter depth fridge as a replacement).

There's not a lot of margin for error :) I'm looking at livable fixer uppers just north of Asheville and, to be honest, feeling a little out of my depth.
