A fresh coat of paint does WONDERS!

You'd want fresh paint, flooring, cabinets, countertops, etc. at that price point. 

They also work great for removing new paint smells and running them a few hours before an open house makes for a fresh, clean smell and feel for prospective buyers.

It's sunny and a balmy -17C (0F) here in the Maritimes this morning with 14" - 24" of fresh snow which just arrived Sunday evening.  

A leak in a bathroom destroyed a freshly remodeled bathroom in the unit below.

If you are not doing moving walls, pouring concrete, redoing plumbing and electrical systems, rather then a fresh coat of paint, new flooring, new fixtures, landscpaing, roofing and other cosmetic details, either try it yourself or find a mentor who would not mind helping you, even if they charged a fee to train you during the process.

When a tenant walks in, if it doesn't smell fresh, it doesn't matter how clean it may be, the tenant is going to pass.  

@Nad Oli Start fresh with your tenants if you want to keep them as tenants.

Nothing makes a place smell better than opening all the windows and letting fresh air in.

I'm baking in some pretty conservative factors wrt vacancy, capex, maintenance, etc. and even then I'm cutting it close.
