I know I mentioned FHA loan, would the same rules apply to a different loan?

Unfortunately that's probably just me day dreaming.  

These deals were wrapped up in just 30-45 days!

The process is Federal and the "same" across the whole United States. 

We put our home on Zillow/FB Marketplace/Avail about 10 days ago.

This is one of the better new investor posts I have read in a while because you know to stay in your day job and earn money to invest and you are also way ahead of the curve thinking about syndication (as close to passive as you can get) over flipping (don't do that with friends).Your job for the next months would be to go to every meetup locally that you can and read books focused on what you are thinking about first.

The electric furnace is about the same age also shot. 

I've checked out the website for a few days and just now clicked on "Get Started"   I gave them my budget and VA eligibility and location. 

Tenant had a notice to vacate after 4 day grace period and lawyer submitted eviction to court last week (they are only late for July).

I've considered different options, such as refinancing this home to make the land a separate transaction or even selling my house to build a duplex, (since I am not sure if I will be able to get financing for the construction project if the land and this current home are on the same loan).
