For me, these are beach areas where people enjoy visiting for family trips, weekend vacations, wedding destinations, etc.I would analyze each of these areas with entirely different parameters with my different strategies in mind, so for me this is my "buying right".

Get all your questions and concerns down on paper, then book a trip there and meet with the Realtor and look at a bunch of houses for sale even if they are not 100% what you want.

I really like their vibe, though, and would definitely consider on a future trip.

The purpose of my trip is to acquire a multifamily (duplex, triplex, or quadplex) with the intention of adding lots of sweat equity and value, Interior and Exterior.

Again, not very scientific but if I need to make a quick trip I don't want to spend a full day traveling.Good luck Thomas!

A few weeks later, my partners and I took a trip to Pittsburgh to get a sense of the vibe, see a few homes and build relationships.

When guests show up after a road trip and all hop in the shower or start doing laundry, it overwhelms the pump and it can't keep up. 

Someone might cut their trip to Aspen, and hop in the car and drive to Blowing Rock for the weekend instead.
